Located on Mission Street, in the south of market area of San Francisco, this project is comprised of 278 units of affordable and market rate apartments, sitting on top of a two level mixed use podium. The commercially active Mission Street side of the podium contains street level retail while the residential character of the Minna Street side is reinforced by the presence of 20 ground level live/work lofts. Two levels of commercial and residential parking are located between the live/work and retail.

Above the podium, the apartment units are contained in two three-story buildings surrounding two large courtyards. Access to the apartments and courtyards is achieved by a three level bridge/lobby that divides the buildings and the courtyards while connecting all the resultant parts. The entire top floor has loft mezzanine units which feature additional skylights or clerestories.
