Montage: view from 3rd and Carroll streets.

Retail vignette.

Armstrong Place is a new mixed-use high-density residential community located along the new MUNI Metro streetcar line in the Bayview district of San Francisco.

On 3rd Street, the primary public face of the project, a green courtyard will provide the entry to Armstrong Senior Apartments, affordable housing for elderly situated above convenient retail space. Behind this structure lies an affordable-ownership development of stacked townhouses centers around a large central courtyard.

Rendering: Armstrong's private stoops.

Montage: view down Armstrong Lane.

The townhouse project's edge is activated by stoops and porches along Armstrong Lane, and by "flex" live+work units on Bancroft Street. The pedestrian realm is futher reinforced with a combination of "beyond the property line" strategies, including sidewalk extensions at corners, widened sidewalks along Bancroft Street, and a "slow" street treatment at Mendell Street that includes trees planted between street parking spaces.
